Our Purchase Process
At The Heights Group, sales are conveniently divided into 3 phases based on the stages of development of our projects.
· Off-Plan
· Pre-Selling
· Ongoing Projects
Off-Plan Sales Phase: For buyers who are not limited by time constraints or financial ability, Off-Plan sales allow buyers to purchase an apartment in the earliest stages of development, which permits them to take advantage of the lowest available price on a unit which is quite likely to increase in value as development progresses.
Investment Strategy
It is typical for Off-Plan buyers to purchase more than one unit. In Romania, Off-Plan buyers are usually foreign nationals with above average incomes who purchase with a small down payment, usually 25%, and then sell their unit(s) in the final stages of development. This strategy yields a much higher return on investment than CDs or mutual funds. In addition, Off-Plan sales lend stability to the future of development projects as they demonstrate to lenders and investors the project’s potential for success by showing demand for the units.
For Residential Buyers
At times, individuals wish to complete an Off-Plan purchase for a unit they intend to live in. We recommend this for buyers who already have a place to live, are financially secure, and can wait 2 years for delivery of their new apartment. By making a down payment in this early stage, buyers benefit from a total purchase price at least 15% lower than that of a later stage purchase.
Pre-Selling Phase: Similar to Off-Plan sales, Pre-Selling purchases begin after the launching phase of a project. At this point in development, the developer is already marketing the project to the general public via print, online, and other avenues. In the Pre-Selling stage, the public is aware of the project and as a result, there are expectations and standards related to the project. Although prices in the Pre-Selling phase are slightly higher than those in the Off-Plan stage, they are still significantly lower than the On-Going, or latest stage, of sales.
Purchasing in the Pre-Selling phase allows the buyer to save money by reserving a unit at a low price. Buyers typically are required to remit a down payment of 25% in order to purchase.
On-Going Project Sales: In this phase of development, buyers are able to see their unit(s) as a concrete frame, which are only a few months away from completion. At this point, buyers know the exact purchase price, and are able to plan a move-in date.
